April 2026 Southeastern Michigan Housing Market Update

The Southeastern Michigan real estate market continued to gain momentum in April as buyer activity increased and more inventory entered the market across Metro Detroit and surrounding communities. While closed home sales remained slightly below last year’s levels, activity increased 15% over March, reflecting the seasonal spring market pickup many buyers and sellers have been anticipating.

Median home prices continued to rise, increasing 3% year-over-year to $268,546. Despite ongoing affordability challenges and mortgage rate concerns, well-positioned homes that are priced appropriately and presented well are still attracting strong buyer interest.

Inventory levels also improved, reaching 2.8 months of supply. While many Southeastern Michigan communities still lean toward a seller’s market, buyers are beginning to see more choices and improved quality among available listings. Pending sales increased 4.6%, another positive indicator that buyer demand remains active as we move deeper into the spring and early summer market.

The market continues to shift toward a healthier balance after several years of extremely limited inventory and intense competition. For buyers, the increase in available homes may create additional opportunities and more flexibility during negotiations. For sellers, strategy remains especially important, as pricing, presentation, condition, and location continue to play a major role in market performance.
